These are our current properties for sale: apartments in period buildings and in new developments, houses, villas and investment properties in Vienna and the surrounding area. We have viewed every one of them ourselves. If you cannot find it here, that does not mean we do not have it: part of our portfolio is sold off market. Tell us what you are looking for.

Prices. In 2025 the median price per square metre for apartments, based on purchase contracts of private households in the land register, was €5,212 in Vienna and €3,089 in Lower Austria (Statistik Austria). Within Vienna the range is wider than the gap between the provinces: according to the WKO property price report (Immobilienpreisspiegel) 2026, a newly completed apartment averages €5,430.61/m² and a resale apartment €3,810.48/m². The price per square metre on its own says little — the location within the district, the floor, the condition, outdoor space and the heating system move it by 30 % or more. How that works out in a specific case is covered in our guide to property valuation.
Additional costs. Budget roughly 10 % on top of the purchase price: 3.5 % property transfer tax, 1.1 % land register entry, contract drafting and escrow, plus 1.2 % for registering the mortgage lien if you finance, and the agency commission. The full calculation with three price scenarios is in costs of buying property.
Process and timing. From agreement to entry in the land register usually takes four to eight weeks. If you are a non-EU national and need approval from the Grundverkehrsbehörde (the land transfer authority), add another four to six weeks. The eight steps in detail: how a property purchase works. Whether and on what terms you may buy as a non-Austrian is covered in buying property as a foreigner.
How we work. We are a small team in Langenzersdorf near Vienna and advise in German, Russian, Ukrainian and English. We do not send you lists of properties — we first ask what you are buying for: to live in, to let, or as an investment. The shortlist looks different after that. For the purchase contract and escrow we recommend notaries and lawyers we work with regularly and whose pace and fees we know.
What high-end properties look like — penthouse, Altbau Beletage, villa — and what to watch when buying is explained on our page Luxury property in Vienna. Looking for a house rather than a flat? You will find prices and checkpoints under Buying a house in Vienna and the surrounding area.
Whether a foreign person needs approval depends on the federal state and on their personal status. In Vienna and Lower Austria, EU and EEA nationals are in principle exempt from the approval requirement. Third-country nationals generally need approval from the Grundverkehrsbehörde under the respective provincial law; statutory exceptions and exceptions under international treaties must be checked case by case. Buying property on its own does not create a residence permit — Austria has no "golden visa".
Banks often expect around 20 % equity plus additional costs of around 10 %, so roughly 30 % of the price from your own funds; the exact amount depends on the bank, your credit standing and the collateral. The KIM regulation that prescribed this ratio expired on 30 June 2025; most banks still keep to the same order of magnitude. Details: property financing.
Around 10 %: 3.5 % property transfer tax, 1.1 % land register entry, contract drafting and escrow, 1.2 % for registering the mortgage lien if financed, plus the agency commission of at most 3 % plus 20 % VAT.
Four to eight weeks from agreement to entry in the land register. If approval from the Grundverkehrsbehörde is required, add four to six weeks. You become the owner when the entry is made in the land register, not when you sign.
