What does selling via a broker cost?
Sellers pay ImmoLöwin 3% of the purchase price plus 20% VAT under the brokerage agreement (Vermittlungsauftrag), due only on a successful sale. Buyers pay their own buyer’s commission (statutory maximum 3% plus VAT). On top may come the energy certificate and the cost of removing existing mortgage charges. Which taxes apply on sale?
Real estate capital gains tax (ImmoESt) is 30% of the gain. Main-residence and self-builder exemptions can reduce it to zero — we check this in advance with your tax adviser.
How long does a sale take?
If the property is priced at market level, typically three to six months in and around Vienna, including settlement.
