Definition. The Korneuburg district is a political district in Lower Austria north of Vienna. Its district capital is Korneuburg; the district includes, among others, Langenzersdorf, Bisamberg, Stockerau, Leobendorf, Spillern and Harmannsdorf.

Why the Korneuburg district?

The district combines proximity to Vienna with small-town and rural life. From Langenzersdorf and Bisamberg you reach the Floridsdorf city boundary in a few minutes; the town of Korneuburg and Stockerau have their own schools, doctors, shops and rail connections.

Transport. The district is connected to Vienna by the S-Bahn and the Donauufer motorway. Selling a property in the Korneuburg district

For sellers the district is a good market: buyers from Vienna look here for space and gardens they cannot afford in the city. We are continuously looking for houses, flats and plots in Langenzersdorf, Korneuburg and the surrounding area — above all for buyers already registered with us.

  • On-site valuation based on comparable sales in the municipality.
  • Marketing on the major portals and on immoloewin.at in four languages — or discreetly to registered buyers.
  • Documents and energy certificate (Energieausweis) — we organise them together with you.
  • Commission 3% plus 20% VAT under the brokerage agreement, only on success.

The process and the tax questions when selling are explained on the page Selling a property.

Buying a house or flat in the Korneuburg district

Anyone moving from Vienna to the surrounding area calculates differently: more space for the same budget, in exchange for commuting time. Before buying, check the same points as in Vienna — zoning (Widmung), building permits for extensions, the land register (Grundbuch), the energy certificate — and also the journey to work at your actual times.

For buyers from third countries, the Lower Austria Land Transfer Act (NÖ Grundverkehrsgesetz) applies in Lower Austria; approval must be applied for from the authority before the purchase takes effect. The checkpoints for buying a house are listed under Buying a house in Vienna & surroundings.
