How we work when you buy a house in Lower Austria
Our office is in Langenzersdorf, right on the Vienna city boundary. We work in the Korneuburg district, in the Vienna suburbs up to about ten kilometres from the city boundary and in St. Pölten.
For every house we put together the documents you need to decide: land register extract, energy certificate, plans and, where available, the building permit and occupancy permit. We advise in German, Russian, Ukrainian and English.
What to check before you buy
When you buy a house, you buy the plot too. The municipality's zoning and development plan shows what is allowed on the plot and what the neighbours may build. The land register lists easements such as rights of way or utility rights. For older houses it is worth checking the roof, heating, damp in the basement and the state of the electrical and water installations — if in doubt, with a master builder (Baumeister).
The purchase price comes with additional costs, explained in Additional costs when buying property. What else to consider when buying a house around Vienna is on Buying a house in and around Vienna. Statistical house and plot prices per district and municipality are on Lower Austria property prices, and the Korneuburg district is described in Property in the Korneuburg district.
In the Vienna suburbs, daily life often matters more than the house itself. Check the way to the nearest station, to school and nursery and to the shops, and drive the route to Vienna once at rush hour. Ask the municipality about planned building projects nearby, about connection costs (Aufschließung) for undeveloped parts of the plot and whether sewer and water are already connected. For houses with oil or old gas heating, it is worth looking at the cost of replacing the heating.
Search mandate: we find your house
Not every house we sell is online. Some we sell without a public listing, and new ones are added all the time. Tell us which area, size and timeframe suit you — we will get in touch as soon as a matching house comes up. Discuss a search mandate
