Vienna's districts compared: which district suits you?
There is no single “best” district in Vienna — which one suits you depends on whether you are looking for Altbau (period buildings) and short distances, greenery and space for a family, or a new build with a good U-Bahn connection. The inner districts 1 to 9 are densely built-up and central; Hietzing, Penzing, Hernals and Döbling are the greenest districts, with shares of 60 to over 80% green space and water; Floridsdorf and Donaustadt north of the Danube offer the most new builds and houses. We deliberately do not state an average price per district: it mixes locations that have nothing to do with each other.
The essentials in brief
- Vienna has 23 municipal districts; on average, 53.1% of the city's area is green space and water (City of Vienna, as of 1 January 2025).
- Greenest: Hietzing (82.4%), Penzing (76.0%), Hernals (69.8%), Döbling (61.6%).
- Most densely built-up: Neubau, Mariahilf and Innere Stadt, with a green share of around 9–11%.
- Largest districts: Donaustadt (102 km²) and Floridsdorf (44 km²) — this is where most of Vienna's new builds are going up.
- Families wanting a house will mostly look at the outer districts; buyers after short distances and Altbau, at the districts inside the Gürtel.
How do you choose the right district?
Choose a district to fit your everyday life, not its reputation. Four questions help:
| Question | Inner districts (1–9), broadly | Outer districts, broadly |
|---|---|---|
| How important are short distances and the U-Bahn on your doorstep? | very | less so |
| Are you looking for Altbau or a new build? | Altbau predominates | many new builds |
| Do you need a garden, a house or a lot of space? | rarely | often |
| How important is greenery within walking distance? | parks, little space | forest, meadows, Danube |

Why no average prices per district?
A district average mixes locations that have nothing to do with each other: in Ottakring, dense streets along the Gürtel and villas on the Wilhelminenberg lie in the same district; in Floridsdorf, Gemeindebau (municipal housing) sits alongside detached houses on the Alte Donau. That is why we show the specific price per square metre for each of our listings. Official averages for Vienna as a whole, with their methodology, are on our page Property prices in Vienna.

Frequently asked questions
Which district is the best in Vienna?
That depends on your everyday life. For short distances and Altbau, the districts inside the Gürtel are suitable; for greenery and space, Hietzing, Döbling, Penzing or Währing; for new builds and houses, Floridsdorf, Donaustadt and Liesing.
Which Vienna districts are the greenest?
According to the City of Vienna (as of 1 January 2025), Hietzing with 82.4% green space and water, Penzing with 76.0%, Hernals with 69.8% and Döbling with 61.6%. The Vienna average is 53.1%.
Which district is suitable for families?
Families wanting a house usually look in Floridsdorf, Donaustadt, Liesing or Hietzing; anyone looking for a larger flat with good transport links will also find one in new-build areas such as Seestadt Aspern or the Nordbahnviertel. What matters most are schools, kindergartens and the commute to work.
Where is there the most new construction in Vienna?
Above all in the urban development areas north and east of the Danube — in Donaustadt (Seestadt Aspern) and in Floridsdorf (Donaufeld, Neu Leopoldau) — as well as on former railway sites such as the Nordbahnviertel and the Sonnwendviertel.
What does the postcode mean in Vienna?
The second and third digits indicate the district: 1010 is the 1st district, 1130 the 13th, 1220 the 22nd.
Why does ImmoLöwin not state average prices per district?
Because a district average mixes very different locations and says little about a specific flat. Instead, we show the price per square metre for each property and value it against comparable sales.

Properties by district
- 1010 Innere Stadt1 property
The historic core of Vienna and a housing market with particularly scarce supply: around three quarters of the buildings date from before 1919, and the entire district is a Schutzzone.
- 1030 Landstraße2 properties
The all-rounder among the inner districts: the diplomatic quarter and the Belvedere, Gründerzeit in the middle, new quarters in the south — and Wien Mitte as its strongest argument.
- 1130 Hietzing1 property
Vienna’s owner-occupier district: the highest share of green space, the lowest density and the highest share of owner-occupied flats of any Viennese district.
- 1190 Döbling7 properties
Two halves in one district: the urban east around Heiligenstadt and the green west with Grinzing, Sievering and vineyards inside the city boundary.
- 1210 Floridsdorf1 property
Vienna’s second-largest district and one of the fastest growing: a dense centre, large urban expansion and wine villages on the Bisamberg.
- 1220 Donaustadt3 properties
