Description
This detached house, built in 1974, stands on leasehold land owned by Klosterneuburg Abbey (Chorherrenstift Klosterneuburg). You buy the building; the land remains the abbey's property. That is what makes the price of € 260,000 possible — and for it you get more ancillary space than Langenzersdorf otherwise offers in this price range: two masonry garages of around 50 m² together and a 13 m² workshop.
The arithmetic behind it. Comparable building plots in Langenzersdorf are valued at around 506 euros per square metre according to grundstueckspreise.at (2026). For this 657 m² plot that comes to roughly 333,000 euros — more than the price of the house itself. You neither pay nor finance that capital here. Instead you pay the abbey an index-linked ground rent: for the new lease the abbey quotes € 8,889.21 a year, which is around 741 euros a month. We will show you the abbey's written offer on request.
Living area and usable area. The living area is 103.16 m². The usable area of 189.94 m² additionally covers the cellar with workshop, two cellar rooms and anteroom (around 42 m²), the cellar garage (around 20 m²) and the finished attic rooms (around 25 m²). The detached garage of around 30 m² comes on top. Under roof you have roughly 220 m². Relative to the price that is around 2,520 euros per m² of living area or around 1,369 euros per m² of usable area.
Workshop and garages. The detached garage measures around 30 m²; its roof is standing-seam metal. Next to it are a 20 m² cellar garage and the 13 m² workshop. Anyone who works on cars or motorcycles, or runs a trade, will not find this in a new build.
The house. Solid masonry, full cellar, 103 m² of living area on two levels. The house is largely in its original condition and well kept; modernisation is yours to plan as you see fit. The ground floor holds a living room, two rooms, a separate kitchen, a bathroom, its own WC and an entrance hall. The converted attic floor holds two further rooms plus two fully finished attic rooms with laminate flooring, wood panelling, power and roof windows: bright and clean, usable from day one as a hobby room, study or storage. Under the building plans these two rooms are designated as attic and are therefore not included in the living area.
The courtyard. Between house and garage lies a courtyard of around 11 m², closed off from the street by a wall with an arched gate — a small Italian-feeling courtyard that nobody can see into from outside. You sit there and no one walks past. Beyond it the garden opens up across 516 m², with a garden house for tools and equipment.
What stays. The workshop and garden equipment on site — tools, fasteners and small parts — stays with the house and is included in the price. Whoever moves in can start working on day one. The cellar also holds a substantial stock of firewood, which stays as well.
Heating is central, with two heat sources: a gas boiler and a solid-fuel boiler. Each season you decide again whether to heat with gas or with wood.
A house for someone who needs room for their things and prefers to keep their capital available rather than tied up in land. The house is vacant and available immediately.

Leased land (Pachtgrund) — what does it mean?
You buy the house, not the land. The plot belongs to the Augustinian canons of Klosterneuburg (Chorherrenstift Klosterneuburg) and is used under a lease (Bestandvertrag). The price of €260,000 is for the building.
For the land you pay an ongoing ground rent (Bestandzins). For the new lease the Stift quotes €8,889.21 a year, around €741 a month; the rent is index-linked (wertgesichert). We can show you the Stift’s written offer on request.
Which index the rent follows and how long the lease runs is set out in the lease itself. We will give you these details from the documents.
Financing: banks assess houses on leased land separately, so clarify your financing with your bank before making an offer. This is a general note, not the position of any particular bank.
