Renting an apartment in Vienna: costs, documents, process
What moving in actually costs. Besides the rent you will usually need a deposit — three months' gross rent is customary — and possibly an Ablöse, a payment for fittings or furniture the previous tenant leaves behind. As a tenant you pay us no commission.
What we need from you. Meldezettel (registration certificate) or passport, proof of income for the last three months and, if available, a credit report. For clients from abroad without an Austrian income history we regularly find a solution with the owner — advance payment, a guarantee, or a higher deposit.
Before you sign. Check whether your contract is fixed-term or open-ended and whether it falls fully, partly or not at all under the Mietrechtsgesetz (Tenancy Act) — that determines which rules apply to the rent level and to termination. For every property of ours we tell you which case it is.
Do you want to let your apartment?
We handle the letting from pricing through photos and the listing to selecting the tenant: viewings with pre-qualified candidates, checks on income and credit standing, the contract with your lawyer or notary, and a handover report with meter readings. We tell you in advance what rent is realistically achievable — including when it is below your expectation.
