Office space, retail units, warehouse and production halls and tenement buildings — for sale and to let. With commercial property it is not the price per square metre that decides, but the lease behind it: term, tenant's credit standing, indexation, maintenance obligations. That is what we ask about first.

Yield comes from the lease, not from the price. For office, retail and logistics properties in and around Vienna, roughly 5 to 7 % gross yield is realistic (ImmoLöwin's experience, depending on location and lease), with the remaining lease term and the tenant's credit standing also playing a role. From around 8 % it is worth checking more closely why the yield is so high — vacancy risk or deferred maintenance are often behind it. We read the lease before any offer: who is liable for what, how rent is indexed, when it expires.
VAT. Unlike residential space, letting commercial premises can under certain conditions be treated as subject to VAT — this allows input tax deduction but commits you long term: if the use changes, input tax is adjusted under § 12 Abs 10 UStG over twenty years. That decision belongs before the purchase and with your tax adviser, not after.
Purchase costs. The same additional costs apply as for residential property: 3.5 % property transfer tax, 1.1 % land register entry, contract drafting and escrow, and 1.2 % for registering the mortgage lien if financed.
Tenement buildings. A Viennese period building with several units is not a passive investment: tenancy law, refurbishment obligations and vacancy management shape the result more than the entry price does. We place tenement buildings only with buyers who have a property manager or intend to appoint one. More on yield logic and taxes: property as an investment.
Around 5 to 7 % gross yield (ImmoLöwin's experience), depending on location, remaining lease term and the tenant's credit standing. Net of maintenance, management and vacancy risk, considerably less remains. From around 8 % it is worth checking more closely why the yield is so high.
Under certain conditions yes, if the letting is treated as subject to VAT. The commitment runs for twenty years: if the use changes, input tax is adjusted pro rata (§ 12 Abs 10 UStG). Settle the structure with your tax adviser before the purchase.
Four things: remaining term and termination options, the tenant's credit standing and sector, the indexation clause, and who bears maintenance and repair. These four shape the return more than the price per square metre does.
Only with a property manager and a capital buffer. The return builds over years through re-letting units as they free up and through refurbishment, not through the initial yield. Without a property manager a tenement building is a second job.
