Houses by district

Statistik Austria also splits houses by plot size into three categories: each covers one third of house purchases in the district, so the boundaries in the table differ by district.

Initial selection: medium plot, built 1961–1990, 90 to 130 m² of living area — a technical starting category, not a “typical house”.

Building plots by municipality

For building plots Statistik Austria also publishes values per municipality. The table gives no case numbers; where there are few contracts, averages are formed over groups of municipalities — the table does not say which municipalities are grouped. What the tables show

The first table shows owner-occupied flats in euros per square metre of living area, split by construction period, living area and whether the flat has a balcony, terrace or garden. The second shows houses, also in euros per m² of living area, additionally split by plot size. The third and fourth show building plots in euros per m² of land — per district and per municipality.

Each table opens with a technical starting category. It is not an average over all properties and not a “typical” property, but a category from the middle of the table. Use the filters to pick the category that matches your flat or house.

Method: purchase contracts, geometric mean, 2025 price level

Statistik Austria analyses the purchase contracts of private households stored in the land register. Sales at friendship or subsidised prices are excluded where possible. So that smaller districts also get stable values, each analysis covers five years (2021–2025). Older contracts are converted to the 2025 price level using a regression model that takes living area, plot size, construction period and location into account.

The figure published is the geometric mean. It dampens the influence of a few very expensive sales, which occur regularly in the property market, and is therefore usually below the simple average. The values were published on 28 May 2026. The median prices in Statistik Austria's press release are a different analysis and do not appear in the tables on this page.

How to read the categories

For flats, Statistik Austria uses three sizes in Lower Austria: under 64, 64 to 82 and over 82 square metres. A loggia counts as living area; a balcony, terrace or garden decides the column “with outdoor space”.

For houses, the plot matters as well as construction period and living area. The three plot categories are formed per district so that each covers one third of house purchases. A “medium” plot is therefore smaller in Mödling than in Zwettl; the boundaries are in the “Plot” column.

Building plots have no categories, but they do have values per municipality. Where there were few sales, Statistik Austria combines municipalities into groups. Case numbers are not published. A dash with an asterisk means there is no value for this category, or the note and the table contradict each other.

Korneuburg district and the Vienna suburbs: how much values differ within one district

A district is not a single location. The municipality table for building plots in the Korneuburg district shows this most clearly: municipalities close to the Vienna city boundary — such as Langenzersdorf, Bisamberg, Gerasdorf bei Wien or Korneuburg itself — are far above the municipalities in the north of the district. In its press release of 28 May 2026, Statistik Austria notes that proximity to Vienna determines building plot prices in Lower Austria.

What is sold also differs from district to district: more or less new construction, larger or smaller plots. That is why it pays to compare within the same category — same construction period, similar living area, similar plot — rather than across all properties.

Frequently asked questions

Where do the prices come from?

From Statistik Austria, Immobilien-Durchschnittspreise 2025, published on 28 May 2026. They are based on purchase contracts of private households from the land register for 2021 to 2025, adjusted to the 2025 price level.

Why a geometric mean?

Because individual very expensive sales would pull a simple average up sharply. The geometric mean dampens this effect and describes the usual price level of a category better.

Are there prices for my municipality?

For building plots, yes: the table “Building plots by municipality” shows the Korneuburg district in full, and the search covers every municipality in Lower Austria. For flats and houses, Statistik Austria publishes values only per district.

What does a building plot cost in the Korneuburg district?

The district average is in the “Korneuburg” row of the table “Building plots by district”, and the value for each municipality of the district is in the table “Building plots by municipality”. The differences between municipalities there are considerably larger than between many districts.

Why are categories missing for some districts?

Where there are few sales, Statistik Austria merges categories — for example all living areas or all plot sizes. The notes below each table are quoted in the original German.

Are these 2026 prices?

No. This is the 2025 price level, published in May 2026. Statistik Austria publishes the average prices once a year.

Does the table replace a valuation?

No. It describes statistical categories. It does not know the location within the municipality, the condition, the fittings or the legal situation. We value a specific property on the basis of comparable sales.
