Definition. The price per square metre is the purchase price of a flat divided by its usable floor area. Official benchmark figures for Vienna are published by Statistik Austria (median prices from purchase contracts of private households in the Grundbuch, the land register) and by the Chamber of Commerce (price mirror based on transaction data reported by real estate agents (Immobilientreuhänder) and cross-checked against Grundbuch data); the Oesterreichische Nationalbank measures price development as an index.

The median is the middle value of the transactions analysed: half of the flats sold for more, half for less. It is not an arithmetic average. It is based on purchase contracts of private households from the Grundbuch; Statistik Austria excludes favour prices and subsidised prices where possible.

For a specific flat these values are only a frame. Floor, lift, outdoor space, condition, heating system and the building's Rücklage (maintenance reserve) shift the price by 30% and more — often more strongly than the difference between two districts. How an individual flat is valued is explained in our guide Property valuation.

How have property prices in Vienna developed?

After interest rates rose in 2022, prices stagnated in real terms; since 2026 they have been climbing again. In 2025 Viennese flat prices rose 2.9% according to the National Bank against inflation of 3.8% — in real terms, then, a slight fall. In the first half of 2026 the house price index across Austria was already 3.9% above the previous year, and 5.1% in the second quarter.

Why do +2.9% and +5.5% differ for the same year? The median price also changes simply because more expensive flats happen to be sold. The National Bank's index strips that effect out and shows the price change for comparable flats. For the question "are flats getting more expensive?" the index is therefore the more telling figure.

What does renting in Vienna cost?

Across Austria a main-tenancy flat cost on average €10.5 per square metre including operating costs in the second quarter of 2026, of which €2.7 was operating costs (Statistik Austria, 8 Sep 2026). Private rented flats in buildings dating from after 1945 came to €10.7 net, cooperative flats to €6.5 and municipal flats to €5.7.

For period flats in Vienna there is a statutory ceiling: the Richtwert. Since 1 April 2026 it has been €6.74 per square metre (previously €6.67); surcharges and deductions for location and fit-out come on top, as do operating costs. The increase of around 1% follows the fifth Mietrechtliches Inflationslinderungsgesetz (rent inflation relief act). What the Richtwert means for a flat bought to let is explained under Vorsorgewohnung Vienna.

Which ceiling applies to a specific flat depends on the year of construction, on any subsidy, and on whether the flat is held in Wohnungseigentum (condominium ownership). How we offer rented flats is set out under Rent.

Where the figures come from: sources and method

On this page we use only figures from public bodies and from the statutory chamber — each with its date of publication. Every source measures something different, which is why we say with each figure where it comes from.

Why we do not quote average prices per district. In a single Viennese district often only a few hundred flats are sold per year — a Gründerzeit period building, a converted municipal flat and a new-build loft all end up in the same average. Such a figure says less about your flat than the price per square metre of comparable properties. That is why every one of our listings shows the concrete price per square metre, and why our district pages, such as Hietzing or Floridsdorf, show location and housing stock instead of an average.

We update this page as soon as one of the sources publishes new figures. The date of the last review is at the foot of the page.

Frequently asked questions

What does a flat in Vienna cost per square metre?

In 2025 the median price was €5,212 per square metre according to Statistik Austria, calculated from purchase contracts of private households in the Grundbuch. The Chamber of Commerce's price mirror puts 2026 at around €5,430 for first occupancy and €3,810 for second-hand flats.

How did property prices in Vienna develop in 2025?

They rose in nominal terms: the median price from purchase contracts was 5.5% above 2024, while the National Bank's quality-adjusted index shows +2.9% for Vienna. Against inflation of 3.8%, flats became slightly cheaper in real terms.

Are property prices falling in 2026?

No — on the figures published so far they are rising faster again. The house price index of Statistik Austria was 5.1% above the previous year for second-hand and 4.9% for new residential property across Austria in the second quarter of 2026.

Why do price figures for Vienna differ?

Because the sources measure in different ways. Statistik Austria determines median prices from purchase contracts of private households in the Grundbuch, the Chamber of Commerce relies on transaction data reported by real estate agents and cross-checked against Grundbuch data, and the National Bank with a quality-adjusted index. All three are correct, but they answer different questions.

How much more expensive are new builds than period buildings in Vienna?

According to the 2026 WKO price mirror, first occupancy in Vienna costs around €5,430 per square metre and a second-hand flat around €3,810 — first occupancy, meaning new builds but also comprehensively renovated flats, is therefore a good 40% more expensive than a second-hand flat, according to the price mirror. Individual refurbished period flats in good locations are well above that.

How high is rent in Vienna?

Across Austria tenants paid on average €10.5 per square metre including operating costs in the second quarter of 2026 (Statistik Austria). For Viennese period flats the ceiling is the Richtwert of €6.74 per square metre plus surcharges, deductions and operating costs.

How high is the Richtwert in Vienna in 2026?

Since 1 April 2026 the Richtwert in Vienna has been €6.74 per square metre of usable floor area per month, previously €6.67. It applies above all to period flats that fall fully under the Mietrechtsgesetz.

Why does ImmoLöwin not quote average prices per district?

Because a district average mixes period buildings, new builds and very different locations, and rests on few sales. Instead we show the concrete price per square metre for every property and value flats against comparable sales.
