1190 Döbling
Döbling is one of the most sought-after residential districts in Vienna and falls into two clearly distinct halves: the urban east around Heiligenstadt and the Döblinger Hauptstraße, and the green west with Grinzing, Sievering, Neustift am Walde and Nussdorf, where vineyards, Heurige (traditional wine taverns) and villa locations set the character. Prices within Döbling spread further than they do between some whole districts, so in 1190 you are buying an address, not an average. That is why this page gives no district-wide average price per square metre: a vineyard slope in Grinzing and a flat in Heiligenstadt do not reduce to one number. Every property shows its own figure — measure it against its immediate neighbours, not against the 19th district as a whole.

1190 Döbling
Döbling is the classic Viennese residential district in the north-west: solidly bourgeois, green, with an unusually wide range of homes, from a flat in a Gemeindebau (municipal housing) to a villa on the hillside.
Definition: Döbling is where Vienna’s wine country, the Wienerwald (Vienna Woods) and some of its most exclusive housing meet at close quarters: the vineyards of Grinzing, Sievering and Nussdorf lie inside the city boundary.
What really divides the district is east versus west. In the east, around Heiligenstadt and the Döblinger Hauptstraße, Döbling is a dense, well-connected urban district. The further west and the higher you go, the more detached houses, gardens and quiet dominate — and the further it is to the U-Bahn.
| Grätzl | Character | Transport | Suits |
|---|---|---|---|
| Heiligenstadt | Urban, Karl-Marx-Hof, good local amenities, transport hub | U4 terminus, S-Bahn, bus | First-time buyers, commuters, investors |
| Unterdöbling / Döblinger Hauptstraße | Established residential area, Gründerzeit and interwar buildings, infrastructure | Tram 37/38, bus | Owner-occupiers, families, letting |
| Hohe Warte / close to the Cottageviertel | Prestigious locations, villas and generously sized flats, parks | Tram 37 | Upmarket owner-occupation, international families |
| Grinzing | Wine village inside the city, Heurige, historic village core, villa locations | Tram 38 (terminus), bus | Owner-occupiers with a budget, one-off character properties |
| Sievering / Neustift am Walde / Salmannsdorf | Hillsides on the Wienerwald, gardens, quiet, green | Bus, a car matters | Families, house buyers, those seeking quiet |
| Nussdorf / Kahlenbergerdorf | Village character by the water and on the hillside, small-scale | S-Bahn Nussdorf, bus | Owner-occupiers, buyers who value character |
The east of Döbling is very well connected to the city by the U4 terminus at Heiligenstadt and the S-Bahn links. In the west, trams and buses take over; in the upper hillside locations of Sievering, Neustift and Salmannsdorf a car is more or less taken for granted.
That is not a disadvantage, but it is a cost factor that valuations often leave out: a house on the hillside without its own parking space is a different product on the market than the same house with a garage and room to turn.
Döbling reaches up to Kahlenberg and Leopoldsberg and has a share of the Wienerwald. The vineyards and Heurige in Grinzing, Sievering and Nussdorf are not scenery but working vineyards inside the city boundary — and they secure the views over them for the long term, because these areas cannot simply be built on.
For a valuation, that is exactly what counts: a view over vineyards is more stable than a view over a vacant plot.
A good fit for: families who want green space and quiet close to the city, international families choosing by school, owner-occupiers in the upper segment, buyers of houses and generously sized flats, and long-term capital.
Less suitable for: buyers who want to live in the hillside locations without a car, and investors optimising primarily for a low entry price and a high yield per square metre — other districts serve them better.

Döbling is one of the most sought-after residential districts in Vienna, but the range within the district is very wide. A flat in an apartment building in Heiligenstadt and a villa in Grinzing belong to entirely different market segments. A district average is therefore not a usable yardstick for valuation in 1190.
The U4 terminates in Heiligenstadt in the east of the district, where there is also a connection to the S-Bahn. The western Grätzl are served by tram lines 37 and 38 and by bus routes; in the upper hillside locations of Sievering, Neustift am Walde and Salmannsdorf a car is advisable in practice.
Döbling comprises Heiligenstadt, Ober- and Unterdöbling, Grinzing, Sievering, Neustift am Walde, Salmannsdorf, Nussdorf, Josefsdorf and Kahlenbergerdorf. The district grew together out of these formerly independent places, which explains the strong differences between the Grätzl.
Yes. In Döbling there are cultivated vineyards inside the city boundary, above all in Grinzing, Sievering, Neustift am Walde and Nussdorf. Because these areas cannot simply be built on, locations with views over them are comparatively stable.
Yes. The American International School Vienna is located at Salmannsdorfer Straße 47 in 1190 Vienna. For international families, the school is often what decides which Grätzl in Döbling they choose.
The Karl-Marx-Hof is a municipal housing complex of the City of Vienna in Heiligenstadt, built between 1927 and 1930. At nearly 1.2 kilometres in length it is one of the longest continuous residential buildings in the world and shapes the appearance of the eastern part of the district.
Houses in the Döbling hillside locations are primarily properties for owner-occupation and long-term preservation of capital, not for yield per square metre. Value is determined by the plot, the view, the access, the condition and the rarity of the location — none of which a simple price per square metre can capture.
For villas and one-off character properties there are too few genuinely comparable transactions to derive a price per square metre. The valuation has to weigh the plot, the build quality, the view, the access, the zoning of the neighbourhood and the reachable circle of buyers individually. ImmoLöwin prepares a property-specific initial assessment for this.
