Properties for sale in 1020 Leopoldstadt

The Leopoldstadt really holds two housing markets: established Gründerzeit Grätzl such as the Karmeliterviertel, the Volkertviertel and the Stuwerviertel on one side, new urban quarters such as the Nordbahnviertel and Viertel Zwei on the other. They are connected by strong anchors of demand — the Vienna University of Economics and Business, the Prater and two U-Bahn lines — and by the position between the Donaukanal and the Danube, minutes from the centre. An average price per square metre for the district would blend a restored Altbau by the Karmelitermarkt with a new build by the Freie Mitte park and describe neither, so we do not give one. Each property shows its own price per square metre; compare it within its own market, old or new.

The essentials in brief

  • The Leopoldstadt covers 19.24 km² and has around 112,700 residents (1 January 2025). Together with the Brigittenau it forms the island between the Donaukanal and the Danube.
  • Around 60 % of the district’s area is green space and water; the Grüner Prater alone covers about 3.3 km², and its Hauptallee is roughly 4.5 kilometres long.
  • Two U-Bahn lines serve the district: the U1 (Nestroyplatz, Praterstern, Vorgartenstraße) and the U2 (Taborstraße, Praterstern, Messe-Prater, Krieau, Stadion, Donaumarina).
  • The Nordbahnviertel is one of Vienna’s large urban development areas: around 85 hectares, some 10,000 flats and 20,000 jobs, with the 9.3-hectare park “Freie Mitte”.
  • The campus of the WU Vienna (opened in 2013) is designed for around 25,000 students — a lasting anchor of demand for small rental flats.
  • The Danube International School Vienna (Josef-Gall-Gasse 2) offers the full IB programme — a location factor for international families.

What the Leopoldstadt stands for

The Leopoldstadt is Vienna’s 2nd municipal district and lies on the island between the Donaukanal and the Danube, directly opposite the Innere Stadt. Hardly any other district combines so much proximity to the centre with so much green space: the Prater and the Augarten are here, as are the University of Economics and Business, the VIECON exhibition and congress centre and the Ernst-Happel-Stadion.

Definition: the Leopoldstadt puts the city centre just across the Donaukanal and the Prater on your doorstep — central living without the shortage of green space typical of the inner districts.

Altbau Grätzl or new-build quarter — two markets, two logics

In the Karmeliter-, Volkert- and Stuwerviertel you are buying established Gründerzeit: high ceilings, well-established local amenities, but also very different conditions from building to building. Here the state of refurbishment, the floor, the lift and the quality of the building management determine the value.

In the Nordbahnviertel and in Viertel Zwei you are buying new build: floor plan, energy standard, open space and running costs are predictable, while the character of the quarter is still forming. In the Nordbahnviertel the last construction phases around the Freie Mitte are being completed.

Anyone who values both segments using a district average is comparing two products that share only the postcode.

Anchors of demand — the WU, the Prater and the trade fair

Rental demand in the Leopoldstadt rests on institutions that do not move away: the campus of the University of Economics and Business at Welthandelsplatz, the VIECON exhibition and congress centre, the Prater as recreation space and the immediate proximity to the inner city. For investors that means a broad tenant base — from students through professionals to international families.

Transport — and the closure of the Stammstrecke

With the U1 and the U2 the Leopoldstadt is very well connected; Praterstern is in addition a hub of the S-Bahn and of regional services. Note: the S-Bahn Stammstrecke between Praterstern and Hauptbahnhof is closed for modernisation from 7 September 2026 until the end of October 2027. For getting around day to day, the U1 and the U2 are what count.

Who the Leopoldstadt suits — and who it does not

A good fit for: buyers who want to combine proximity to the centre with green space; investors focused on stable rental demand; young families in new builds; international families choosing by school.

Less suitable for: buyers looking for the quiet villa setting of an outer district, and anyone unwilling to accept noise from events around the Prater, the stadium and the trade fair.

What to check before buying in 1020

  1. 1. Establish the segment — Altbau Grätzl or new-build quarter; comparable properties must come from the same segment.
  2. 2. Event noise — check proximity to the Prater, the stadium, the trade fair and the trotting track on event days.
  3. 3. In an Altbau: the state of refurbishment of the building, the lift, minutes of owners’ meetings.
  4. 4. In a new build: running costs, the Rücklage (reserve fund) and the developer’s warranty.
  5. 5. For letting: walking time to the U-Bahn and to the WU campus, floor plan for student or family tenancies.
  6. 6. Energieausweis (energy performance certificate) — the difference between an unrefurbished Altbau and a new build is particularly large here.

Common questions about property in 1020 Vienna

Is the Leopoldstadt a good district to live in?

The Leopoldstadt combines proximity to the centre with plenty of green space: around 60 % of its area is green space and water, while the Innere Stadt lies directly opposite across the Donaukanal. With the U1 and the U2 the district is very well connected. Anyone seeking the quiet of a villa district should check the proximity to the Prater, the stadium and the trade fair.

What is the Nordbahnviertel?

The Nordbahnviertel is a new urban quarter on the grounds of the former Nordbahnhof station in the 2nd district. Around 10,000 flats and 20,000 jobs are being created on some 85 hectares, with the 9.3-hectare park “Freie Mitte” at its centre.

Which U-Bahn lines run through the 2nd district?

The U1 runs through the Leopoldstadt with the stations Nestroyplatz, Praterstern and Vorgartenstraße, as does the U2 with Taborstraße, Praterstern, Messe-Prater, Krieau, Stadion and Donaumarina. Praterstern is in addition an S-Bahn hub.

How large is the Prater?

According to the City of Vienna the Grüner Prater covers around 3.3 square kilometres, and the Hauptallee is roughly 4.5 kilometres long. The entire Prater lies in Vienna’s 2nd municipal district.

Is there an international school in the 2nd district?

Yes. The Danube International School Vienna is located at Josef-Gall-Gasse 2 in 1020 Vienna and offers the full International Baccalaureate programme, from kindergarten to the Diploma.

Is a flat in the Leopoldstadt suitable for letting to students?

The campus of the WU Vienna at Welthandelsplatz is designed for around 25,000 students and creates steady demand for small flats, particularly in the Stuwerviertel and around the trade fair and Krieau. What determines the yield is still the purchase price, the floor plan, the running costs and the applicable tenancy law.

Altbau or new build in the Leopoldstadt — which is the better choice?

That depends on the goal. An Altbau in the Karmeliter- or Stuwerviertel offers established infrastructure and character, but demands a close check of the building’s condition. A new build in the Nordbahnviertel or Viertel Zwei offers predictable costs and energy standard, while the surroundings are still growing.

Where is the Karmeliterviertel?

The Karmeliterviertel lies in the 2nd district around the Karmelitermarkt, between Taborstraße and Hollandstraße, close to the Donaukanal. It is traffic-calmed, shaped by refurbished Gründerzeit buildings, and reached via U2 Taborstraße and U1 Nestroyplatz.
