Properties for sale in 1220 Donaustadt

3

Donaustadt is the largest Viennese district by area and contains several very different sub-markets: Kaisermühlen and the Donau City on the water, the established centre around Kagran, the garden settlements in Essling, Breitenlee and Süßenbrunn, and Seestadt Aspern as Vienna’s largest urban development area. A single figure for the whole of the 22nd district tells you very little. What matters is the Grätzl (the local neighbourhood), how many minutes you walk to the U-Bahn and when the building went up. So we leave out a district-wide average price per square metre on purpose: averaging a lakeside new build in the Seestadt with a family house in Essling would give a number that describes neither. Each property shows its own price per square metre — compare it with the buildings around it, not with 1220 as a whole.

The essentials in brief

  • At around 102 km², Donaustadt is the largest of Vienna’s 23 municipal districts by area — more than 15 km from one district boundary to the other.
  • According to the City of Vienna’s land-use statistics, around 53.5 % of the Donaustadt is green space and water — the Donauinsel, the Alte Donau, the Lobau and the Donau-Auen National Park — and a further 21.5 % or so is used for agriculture (as of 1 January 2025).
  • Two U-Bahn lines serve the district: the U1 via Kaisermühlen-VIC and Kagran, the U2 via Stadlau and Aspernstraße to the terminus Seestadt.
  • International organisations around the Vienna International Centre work in the Donau City — that shapes rental demand in the east and on the waterfront for the long term.
  • The Vienna International School (Straße der Menschenrechte 1) is located in the district — a key reason why many international families settle in this part of Vienna.
  • Two properties in the same district can belong to entirely different markets: older stock in Stadlau, a terraced house in Essling and a new build in the Seestadt follow different price and demand logics.

What Donaustadt stands for

Donaustadt is Vienna’s 22nd municipal district and combines three things that rarely come together: direct access to water, large-scale recreation areas and two U-Bahn axes. Historically the district grew together out of independent villages east of the Danube — Kagran, Stadlau, Hirschstetten, Aspern, Essling, Breitenlee and Süßenbrunn carry that character to this day.

Definition: nowhere else in Vienna do city and wild landscape sit as close together as in Donaustadt — the high-rises of the Donau City and Seestadt Aspern on one side, the Donau-Auen National Park on the other.

For buyers that means: here you are not buying “the 1220 location”, you are buying a specific Grätzl. The difference between a flat on the Alte Donau and a house in Breitenlee is greater than the difference between some of the inner districts.

Transport — why walking time matters most in 1220

Donaustadt is well connected to the U-Bahn network, but not equally everywhere. The U1 and the U2 each open up one corridor; in between and at the edges, buses, trams and the S-Bahn take over.

This is exactly where the most common valuation mistake arises: two properties with the same postcode can be 25 minutes apart in real accessibility. So do not check the district — check the actual walking time to the nearest U-Bahn station and how frequently the feeder line runs.

Green space and water — the real locational advantage

The Donauinsel, the Alte Donau, the Lobau and the Donau-Auen National Park give Donaustadt one of the highest shares of green space and water in Vienna. For owner-occupiers this is the strongest reason to buy; for landlords it is an argument that listing copy regularly undervalues.

A practical note: “close to the Alte Donau” is not a locational feature as long as it is unclear whether the flat is within walking distance of the water or separated from it by a major road.

New builds and urban development

Seestadt Aspern is one of the largest urban development areas in Europe and has added an entire new quarter to the district, with schools, local shops, a lakeside park and its own U-Bahn terminus. The Donau City is the second development focus, here with an emphasis on office, high-rise and international use.

For the purchase decision it matters that you keep the two apart: the Seestadt is a growth market with construction still under way, while Kaisermühlen and the Alte Donau are established locations with limited supply. Anyone who values both segments using a district average values them wrongly.

Who Donaustadt suits — and who it does not

A good fit for: families who need space, international professionals working around the Donau City, buyers of new builds, investors with a long horizon, and buyers for whom water and green space matter more than proximity to the Ring.

Less suitable for: buyers looking for the dense inner-city feel and Gründerzeit period buildings, and anyone who wants to live in the outer settlement areas without a car.

What to check before buying in 1220

  1. 1. Walking time to the U-Bahn — measure it yourself, do not take it from the listing.
  2. 2. Building period and condition — the stock ranges from pre-war houses to completions of the last few years.
  3. 3. Betriebskosten (running costs) and Rücklage (the reserve fund) in new developments with extensive shared infrastructure.
  4. 4. Check the waterfront position, not merely proximity to water: the view, the access, and any roads cutting it off.
  5. 5. For houses in the east: the Flächenwidmung (zoning) and planned development on neighbouring plots.
  6. 6. Energieausweis (energy performance certificate) — in a district with very heterogeneous stock this figure is a real price factor.

Common questions about property in 1220 Vienna

Is Donaustadt a good district to live in?

Donaustadt suits families, international professionals and buyers looking for green and waterside locations in particular. According to the City of Vienna’s land-use statistics, around 53.5 % of the district is green space and water and a further 21.5 % or so is used for agriculture (as of 1 January 2025), while the U1 and the U2 serve the district. Anyone looking for a dense inner-city location and Gründerzeit period buildings is better served in other districts.

Which U-Bahn lines run to the 22nd district?

Two U-Bahn lines run to Donaustadt: the U1 via Kaisermühlen-VIC, Alte Donau and Kagran, and the U2 via Stadlau and Aspernstraße to the terminus Seestadt.

What is Seestadt Aspern?

Seestadt Aspern is a new urban quarter in Vienna’s 22nd municipal district and one of the largest urban development areas in Europe. It has its own schools, local shops and services, an artificial lake with a lakeside park, and the U-Bahn terminus Seestadt.

Which Grätzl in Donaustadt is best for families?

For families, three areas stand out: Seestadt Aspern with new infrastructure and short distances, Stadlau and Hirschstetten with mixed stock, and Essling, Breitenlee and Süßenbrunn with houses and gardens. The choice depends on whether you prioritise a flat or a house, closeness to the U-Bahn or plot size.

Are there international schools in the 22nd district?

Yes. The Vienna International School is located at Straße der Menschenrechte 1 in 1220 Vienna, in the immediate vicinity of the Donau City. For international families this is a significant location factor in the east of the district.

Why do prices vary so much within the 22nd district?

Because Donaustadt is Vienna’s largest district by area and covers very different sub-markets — from high-rise flats in the Donau City through villas on the Alte Donau to detached houses in Breitenlee. A district average represents none of these sub-markets correctly.

Is a buy-to-let flat in Donaustadt worthwhile?

Demand for rental flats in the district is carried by international employers around the Vienna International Centre and by the U-Bahn corridors. What determines the yield, however, is the micro-location, the walking time to the U-Bahn, the building period and the running costs — not the district as such. We prepare a property-specific assessment for this.

Can foreigners buy property in 1220 Vienna?

Yes, subject to the conditions that apply in Vienna to the acquisition of property by foreign nationals. We have summarised the details, including when approval is required and what it costs, on a page of its own.
