1210 Floridsdorf
Floridsdorf is Vienna’s second-largest district and one of the fastest growing: between 2014 and 2024 its population rose by around a quarter. The district takes in three very different markets — the dense centre around the Floridsdorf hub with the U6 and the S-Bahn, large urban expansion areas such as the Donaufeld and Neu Leopoldau, and the wine villages Stammersdorf and Strebersdorf at the foot of the Bisamberg. Here, above all, your money buys you space. You will not find a district-wide average price per square metre on this page, and that is by design: a flat by the U6 interchange and a house below the Bisamberg are priced on entirely different terms. Each property shows its own price per square metre — compare it within the relevant one of the three markets, not across the district.
All properties →Floridsdorf is Vienna’s 21st municipal district, north of the Danube. Historically formed out of several villages, the district today combines an urban core with industrial and commercial areas, large housing estates, new urban quarters and wine growing on the city’s edge.
Definition: Floridsdorf packs two U-Bahn termini, a major S-Bahn interchange and working vineyards into one district — city, new quarters and wine village side by side.
| Grätzl | Character | Transport | Suits |
|---|---|---|---|
| Floridsdorf-Zentrum / Am Spitz | Urban core on Prager and Brünner Straße, district office, local amenities | U6 Floridsdorf, S-Bahn hub | Commuters, first-time buyers, letting |

| Donaufeld | Former market-garden land by the Alte Donau, a large urban development area | Tram, U6 and U1 within reach | New-build buyers, young families |
| Leopoldau / Neu Leopoldau | U1 terminus, the Großfeldsiedlung (1966–1973), a new-build quarter on the former gasworks | U1 Leopoldau, Großfeldsiedlung | Price-conscious buyers, new build |
| Großjedlersdorf | On the Marchfeldkanal, housing estates and a green corridor | Tram, bus | Families focused on green space |
| Strebersdorf | At the foot of the Bisamberg, terminus of lines 26 and 27 | Tram 26, 27 | House buyers, families |
| Stammersdorf | The largest part of the district, a wine village with a Kellergasse and Heurige | Tram 30, 31, bus | House buyers, lovers of wine-village character |
The centre around Floridsdorf and Am Spitz is the urban part: dense building, the U6 and the S-Bahn, everything within walking distance. Flats dominate here, sought by commuters and tenants.
The urban expansion in the Donaufeld and in Neu Leopoldau brings large volumes of new build. In the Donaufeld two thirds of the roughly 6,000 flats are being built as subsidised housing; the sub-quarter “An der Schanze” with around 1,400 flats has been under construction since 2024. Neu Leopoldau on the former gasworks site comprises 1,400 flats, 1,000 of them subsidised. For buyers that means: freely financed ownership is a smaller part of the supply in the large new-build areas than the total number of flats suggests.
The wine villages Stammersdorf and Strebersdorf are the market for houses with gardens: the Bisamberg, the Kellergasse, a village structure. Here a car is often part of daily life.
Floridsdorf has a share in three large recreation areas. The Bisamberg is a protected landscape and a Natura 2000 site. On the upper Alte Donau are the Wasserpark and the Angelibad bathing area. The Marchfeldkanal runs for 7.4 kilometres through Vienna, between Großjedlersdorf and Stammersdorf, and is laid out as a green recreation corridor.
With the U6 and U1 termini, the Floridsdorf S-Bahn hub and five tram lines the district is well connected to the city — with large differences between the centre and the edges in the north and east.
Note: from 7 September 2026 until the end of October 2027 the S-Bahn Stammstrecke between Praterstern and Hauptbahnhof is closed. During this time the through S-Bahn connection to the centre is interrupted; the U6 and U1 run normally.
Both districts lie north of the Danube, are growing fast and give you a lot of space for your money. Floridsdorf is more compact, has a strong rail hub in Floridsdorf station and a genuine wine village in Stammersdorf. The Donaustadt is more than twice as large, has more waterside locations and, with Seestadt Aspern, a new centre of its own. The new tram line 27 connects the two districts directly. → Buying property in 1220 Donaustadt · → Property in Lower Austria
A good fit for: families who need space, commuters who travel by rail, new-build buyers, house buyers with a limited budget, and buyers looking for wine-village character inside the city boundary.
Less suitable for: buyers looking for inner-city life and Gründerzeit period buildings, and anyone who wants to manage without a car in the outer areas.

Two U-Bahn lines terminate in Floridsdorf: the U6 ends at Floridsdorf station and the U1 at Leopoldau. The U1 also stops in the district at Großfeldsiedlung and Aderklaaer Straße.
For families Floridsdorf offers plenty of space for the money, new build in the Donaufeld and Neu Leopoldau, houses with gardens in Stammersdorf and Strebersdorf, and recreation on the Bisamberg, at the Alte Donau and along the Marchfeldkanal. In the outer areas a car is often helpful.
In the Donaufeld in the 21st district, around 6,000 flats for some 14,000 people are being built on about 60 hectares, two thirds of them subsidised. The sub-quarter “An der Schanze” with around 1,400 flats has been under construction since 2024; the development is planned over roughly 20 years.
The best-known Heurige are in Stammersdorf, above all in the Stammersdorfer Kellergasse at the foot of the Bisamberg. Stammersdorf is the largest part of Floridsdorf and has belonged to Vienna since 1938.
Floridsdorf covers 44.4 square kilometres and is, after the Donaustadt, the second-largest district in Vienna. On 1 January 2024 around 186,200 people lived here; between 2014 and 2024 the population grew by around 25 %.
Floridsdorf is more compact, has a large S-Bahn hub in Floridsdorf station and a wine village in Stammersdorf. The Donaustadt is more than twice as large, has more waterside locations and a new centre in Seestadt Aspern. Both are growing fast and offer plenty of space for the money.
Tram line 27, opened in October 2025, runs from Strebersdorf via Floridsdorf and Kagran to Aspern Nord and connects the two districts north of the Danube directly.
Yes. Houses with gardens are found above all in Stammersdorf, Strebersdorf and Großjedlersdorf. On the Bisamberg the slope, the access and the zoning need particularly careful checking.
We first establish with you which of the three markets fits — the centre, a new-build area or a wine village — and for a new build we check whether it is subsidised or freely financed. Advice in German, Russian, Ukrainian and English.
