Properties for sale in 1030 Landstraße

2

The Landstraße is the all-rounder among Vienna’s inner districts: right on the Ringstraße, with the diplomatic quarter and the Belvedere on one side, Gründerzeit Grätzl such as Weißgerber and Rochus in the middle, and new quarters such as Village im Dritten and Neu Marx in the south. Its biggest selling point is Wien Mitte station — and between September 2026 and October 2027 it is temporarily restricted because of the closure of the S-Bahn Stammstrecke. Rather than a district average price per square metre — left out on purpose, since a palais flat in the diplomatic quarter and a flat by the Südosttangente in Erdberg have little in common — each property shows its own figure. Set it against its own Grätzl, not against the whole of the 3rd district.

The essentials in brief

  • The Landstraße covers 7.40 km² and has around 98,400 residents (1 January 2024); some 22 % of its area is green space and water.
  • The U3 (Landstraße, Rochusgasse, Kardinal-Nagl-Platz, Schlachthausgasse, Erdberg) and the U4 (Landstraße, Stadtpark) serve the district, along with the S-Bahn stations Rennweg, Quartier Belvedere and St. Marx.
  • In normal operation the City Airport Train runs from Wien Mitte to the airport in 16 minutes. During the Stammstrecke closure (7 September 2026 to the end of October 2027) Wien Mitte is closed; the CAT runs as a replacement bus in around 21 minutes, and the S7 starts from St. Marx.
  • Village im Dritten on the former Aspanggründe comprises around 2,000 flats on 11 hectares with a 2-hectare park; the final handovers are planned for 2027, as is a new school for 850 pupils.
  • Many embassies are based in the Diplomatenviertel between Reisnerstraße, Heumarkt and Rennweg.
  • The Upper and Lower Belvedere and the Botanical Garden of the University of Vienna are in the district.

What the Landstraße stands for

The Landstraße is Vienna’s 3rd municipal district and borders directly on the Innere Stadt. Its 7.4 square kilometres take in almost every kind of housing Vienna has to offer: palais and embassies in the diplomatic quarter, dense Gründerzeit in the Weißgerberviertel, market life at the Rochusmarkt, research and media in Neu Marx, and a completely new quarter in Village im Dritten.

Definition: the Landstraße offers closeness to the centre, an international address and ongoing urban development in a single district — without the blanket Schutzzone rules of the 1st district.

It is not entirely free of protective rules, however: the Belvedere with its garden belongs to the UNESCO World Heritage site “Historic Centre of Vienna”. Whether a specific address lies in a Schutzzone is shown by the Flächenwidmungsplan (the zoning plan) — in the Diplomaten- and Fasanviertel in particular it is worth looking before you buy.

Connections — Wien Mitte and the 2026/27 closure

Wien Mitte is the reason the Landstraße is the first choice for many international buyers: U3, U4, S-Bahn and, in normal operation, the City Airport Train with a 16-minute journey to the airport.

From 7 September 2026 until the end of October 2027 the S-Bahn Stammstrecke between Praterstern and Hauptbahnhof is closed; Wien Mitte, Rennweg and Quartier Belvedere are affected. The S7 runs on a shortened route between the airport and St. Marx. The U3 and U4 keep running, and during this period the CAT operates as a replacement bus with a journey time of around 21 minutes.

For a purchase decision this is a temporary restriction, not a question of location. We mention it anyway, because during this period it can make the location look worse at viewings than it really is.

Village im Dritten — a new quarter in an established district

On the former Aspanggründe, Village im Dritten is creating a new urban quarter with around 2,000 flats, shops, childcare, a central 2-hectare park and a new school for 850 pupils. As of May 2026 half the plots were complete; the final handovers are planned for 2027.

The difference from urban expansion areas on the edge of the city: here a new-build quarter is growing in a district whose infrastructure already exists in full. Buying in the Village means new-build standard with closeness to the inner city.

Who the Landstraße suits — and who it does not

A good fit for: international buyers with ties to the airport and the inner city, diplomats and expats, young families in new builds, investors focused on broad tenant demand, and buyers who want to compare Altbau and new build within one district.

Less suitable for: buyers looking for plenty of green space on the doorstep — at around 22 % green space and water the Landstraße is well below the outer districts — and anyone unwilling to live with busy main roads such as the Landstraßer Hauptstraße or the Rennweg.

What to check before buying in 1030

  1. 1. The Grätzl and the street — the Diplomatenviertel and Erdberg are in the same district but in different markets.
  2. 2. Traffic noise on the main axes: Landstraßer Hauptstraße, Rennweg, Schlachthausgasse, and proximity to the Südosttangente in Erdberg.
  3. 3. In a new build (Village im Dritten, Neu Marx): handover date, running costs, the Rücklage, the warranty.
  4. 4. In an Altbau: the state of refurbishment, the lift, tenancy law for letting later on.
  5. 5. Judge the connections realistically — with a view to normal operation after October 2027, not only to the situation during the closure.
  6. 6. Energieausweis (energy performance certificate) — in this district Gründerzeit and recent new builds stand side by side.
  7. 7. Schutzzone — in the Diplomaten- and Fasanviertel, check whether the address lies in a protection zone before planning any alterations.

Common questions about property in 1030 Vienna

How long does it take from Wien Mitte to the airport?

In normal operation the City Airport Train runs non-stop from Wien Mitte to Vienna Airport in 16 minutes. During the closure of the S-Bahn Stammstrecke from 7 September 2026 to the end of October 2027 the CAT runs as a replacement bus in around 21 minutes.

Is Wien Mitte station closed in 2026 and 2027?

Yes, for rail traffic. The S-Bahn Stammstrecke between Praterstern and Hauptbahnhof is being modernised from 7 September 2026 to the end of October 2027; Wien Mitte, Rennweg and Quartier Belvedere are affected. The S7 runs on a shortened route between the airport and St. Marx; the U3 and U4 underground lines keep running during this time.

What is Village im Dritten?

Village im Dritten is a new urban quarter on the former Aspanggründe in Vienna’s 3rd municipal district. Around 2,000 flats, a central 2-hectare park and a new school for 850 pupils are being built on 11 hectares; the final handovers are planned for 2027.

Where is Vienna’s diplomatic quarter?

The Diplomatenviertel lies in the 3rd district, roughly between Reisnerstraße, Heumarkt and Rennweg. Many embassies are based here; the quarter is shaped by palais and quiet residential streets.

Which U-Bahn lines run through the 3rd district?

In the Landstraße the U3 stops at Landstraße, Rochusgasse, Kardinal-Nagl-Platz, Schlachthausgasse and Erdberg, and the U4 at Landstraße and Stadtpark. In addition there are the S-Bahn stations Wien Mitte, Rennweg, Quartier Belvedere and St. Marx.

Which Grätzl are there in the 3rd district?

The well-known Grätzl include the Diplomatenviertel, the Fasanviertel, the Weißgerberviertel, the Rochusviertel, Erdberg, St. Marx with Neu Marx, and the new Village im Dritten. They range from palais settings to new build and differ sharply in character and price level.

Is the 3rd district good for families?

For families the Landstraße offers short distances, the Belvedere, the Botanical Garden and, with Village im Dritten, a new-build quarter with a park and a new school. At around 22 %, however, the share of green space is well below that of the outer districts.

Altbau or new build in the Landstraße?

Both are well represented in the 3rd district. An Altbau in the Weißgerber-, Fasan- or Diplomatenviertel offers character and an established setting; a new build in Village im Dritten or Neu Marx offers energy standard and predictable costs. The decision depends on use, budget and time horizon.

Looking in the 3rd district?
