Buy a flat with a garden or terrace in Vienna
These are the freehold flats in Vienna with a garden or a terrace of 10 m² or more that ImmoLöwin is currently offering. The selection comes straight from our own listings: a flat appears here when its property data state a garden area, or a terrace or balcony-terrace area of at least 10 m².

What to check with outdoor space
Gardens and terraces of freehold flats are governed differently in law. A garden can be Zubehör (an appurtenance) to the flat ownership — then it belongs to the flat and is recorded in the land register — or it may only be allocated to the flat for use. Which applies is shown by the land register, the Wohnungseigentumsvertrag (condominium ownership agreement) and the Nutzwertgutachten (useful-value report). We go through these documents with you before every offer.
With terraces, orientation, waterproofing and condition matter. A roof terrace above other flats is a matter for the owners' community: who pays for repairing the waterproofing, and are there resolutions on it? The minutes of the Eigentümerversammlung (owners' meeting) and the size of the Rücklage (maintenance reserve) tell you.
Also check what you are allowed to change on the outdoor space — a pergola, awning, privacy screen or pool often needs the consent of the other owners and sometimes a permit.
How we work
For every flat, we show you which area is meant and how it legally belongs to the flat. We advise in German, Russian, Ukrainian and English. More flats are under Buying a flat in Vienna, all properties under Buy; what to check when buying overall is explained in The property buying process.
Search mandate: we find your flat
Not every flat with a garden or terrace is online. Tell us which location, size and outdoor space you are looking for — we will get in touch as soon as a matching flat comes up. Discuss a search mandate

Frequently asked questions
From what size does a terrace count for this selection?
From 10 m² of terrace or balcony-terrace area according to the property data. Flats with a garden appear regardless of the garden's size.
Does the garden belong to the flat?
That depends on the Wohnungseigentumsvertrag: the garden can be entered in the land register as Zubehör or only allocated to the flat for use. We check this before the offer.
Who pays for repairing a roof terrace?
That is governed by the Wohnungseigentumsvertrag and the resolutions of the owners' community. The minutes of the owners' meeting show whether anything has been decided on it.
Can I put up a pergola or a privacy screen on the terrace?
Often only with the consent of the other flat owners; sometimes a permit is needed as well. Clarify this before you buy.
What if no suitable flat is online right now?
Then we search for you with a search mandate — many flats are sold through us before they are advertised.
