How we work with warehouses and halls

With commercial space, use matters more than looks: what will be stored, handled or produced, how often lorries arrive, how many staff work on site? We start with these questions before we show any space. For every space we put together the documents you need to decide: plans, land register extract, energy certificate and, where available, decisions on the operating facility (Betriebsanlage).

We work in Vienna, in the Korneuburg district and in the Vienna suburbs. We advise in German, Russian, Ukrainian and English.

What to check with a hall

First the zoning: the zoning plan (Flächenwidmungsplan) determines whether businesses are allowed on the plot and which ones. Many uses need an operating facility permit under the Trade Regulation Act (Gewerbeordnung); whether an existing permit covers your use is something we clarify before the contract.

Then the technical side: clear height, floor load capacity, number and type of doors, loading ramp or ground-level access, manoeuvring space for lorries, power supply and heating. When renting, the term, waiver of notice, indexation and who bears maintenance and running costs also matter — for business premises the Tenancy Act often applies only in part or not at all, and much is settled by the lease.
