What do flats, houses and building plots cost in Austria's provinces? The tables on this page show Statistik Austria's figures for Austria and all nine provinces. The price year is 2025; the figures were published on 28 May 2026. They are based on purchase contracts from the land register (Grundbuch).
Prices by province: price year 2025
The tables show the figures from Statistik Austria's press release of 28 May 2026 for Austria and all nine provinces: purchase contracts from 2025 taken from the land register. Houses and flats are shown as medians, building plots as a geometric mean — which is why they are in separate tables.

Time series 2015–2025
Each column is a year of sale. The values are not quality-adjusted: if what is sold in a given year changes, the value changes too. A price index is better suited for comparisons over time.

What this page shows
The first table shows owner-occupied flats and houses, each in euros per square metre of living area. The second shows building plots in euros per square metre of land. Below them is the time series from 2015, separately for flats, houses and building plots.
All figures come from Statistik Austria's press release of 28 May 2026. They apply to the year of sale 2025, not to 2026: Statistik Austria publishes the average prices once a year for the past year. It revises previous years on an ongoing basis, so a value for 2023 may look slightly different in the next press release.
Median vs. geometric mean: why the figures on this page and on the Vienna page are not comparable
For flats and houses, the press release gives the median: half of the properties sold for more, half for less. For building plots, it gives the geometric mean. That is why building plots have their own table.
The district tables on Property prices Vienna and Lower Austria property prices are based on a different analysis by the same office: geometric means per category (construction period, size, outdoor space), calculated from purchase contracts from 2021 to 2025 and converted to the 2025 price level. A median over all flats in a province and a mean over one category in one district describe different things. Comparing a district value with a provincial value compares two measurements, not two locations.
Three sources, three figures
Anyone looking for the Immobilienpreisspiegel in Austria finds three different sets of figures. They do not contradict each other; they measure different things.
The Austrian Economic Chamber's Immobilienpreisspiegel (WKO). It is published once a year in spring — the 2026 edition is the 37th — and gives prices per district: flats as first occupancy and second-hand, detached and terraced houses, building land, plus rents for flats, offices and shops. It is based on information from real estate agents and property managers. The full book has to be paid for. The trade association presents it on its Immobilienpreisspiegel page.
Statistik Austria's average property prices. These are the figures on this page and in the district tables for Vienna and Lower Austria. They are based on actual purchase contracts from the land register; sales at friendship or subsidised prices are excluded where possible. They are published once a year, free of charge.
House price index. Statistik Austria and the Oesterreichische Nationalbank publish quarterly price indices for residential property. An index shows how prices change compared with a base year, not a price level in euros per square metre. What it measures and how to read it is explained on House price index.
How to read the time series
Each column of the time series is a year of sale. The median of a year depends on what was sold that year: if more new-build flats are sold than in the previous year, the median rises even if the prices of comparable flats hardly change. Statistik Austria itself points out in the press release that a quality-adjusted price index is better suited for comparing prices over time. For building plots, the press release names a changed composition of observed transactions since the interest rate turn in 2022 as one reason for the sharp increases from 2023.
Vienna and Lower Austria in detail
Vienna and Lower Austria have their own pages with all categories per district: Property prices Vienna with the 23 Viennese districts and Lower Austria property prices with flats, houses and building plots per district and building plots per municipality. A statistical reference value for a specific flat, house or plot comes from the property valuation calculator. Our advisory area is Vienna and Lower Austria.

Frequently asked questions
Are there already property prices for 2026?
No. Statistik Austria's latest figures apply to the year of sale 2025 and were published on 28 May 2026. Statistik Austria publishes once a year, each time for the past year.
Where do the figures in the tables come from?
From Statistik Austria's press release of 28 May 2026, tables 1 to 3. They are based on purchase contracts of private households from the land register.
Why are building plots in a separate table?
Because Statistik Austria gives the median for flats and houses and the geometric mean for building plots. Two different measures do not belong in one table.
Why do the figures differ from the Vienna page?
The Vienna page shows geometric means per district and category from purchase contracts from 2021 to 2025, converted to the 2025 price level. This page shows the median of all sales in a province in 2025. These are two analyses, not two measurements of the same quantity.
How does this differ from the WKO Immobilienpreisspiegel?
The Economic Chamber's overview is based on information from real estate agents and property managers, is published annually and is sold as a book. Statistik Austria analyses purchase contracts from the land register and publishes free of charge.
Can I read price trends from the time series?
Only roughly. The median depends on what was sold in a given year. A price index is better suited for the development of comparable properties; Statistik Austria says so itself.
Are there figures for my district or municipality?
Statistik Austria publishes flat and house prices per district and building plot prices per municipality as well. For Vienna and Lower Austria they are on our property price pages; for every district in Austria, the valuation calculator uses these figures.
Does a table replace a valuation of my property?
No. A provincial value describes the market of a whole province, not the location, condition and fittings of a property. In Vienna and Lower Austria we value properties on the basis of comparable sales.
