Warehouse near St. Pölten: the tenant found in the neighbourhood

Empty warehouse with light-coloured coated floor, column grid and rooflights — around 3,000 m² in the St. Pölten area

Starting point

An owner wanted to let or sell his warehouse of around 3,000 m² in the St. Pölten area. According to the owner, the warehouse had already been on offer for around six months without a suitable offer coming in.

What we did

  1. On-site inspection.
  2. Professional photos, including drone shots.
  3. Corrected errors in the previous property description.
  4. Re-measured the ceiling height.
  5. Obtained the technical specification of the warehouse floor.
  6. Used it to produce a detailed technical exposé.

How we looked for a tenant

Alongside the marketing, we researched the businesses in the area and offered them the warehouse directly.

Outcome

After five months of our work the warehouse was let — to a business from the immediate neighbourhood, at a rent that in our view is in line with the market. The owner is satisfied with the result.

What we take from it

With commercial property, what decides is exact technical data — ceiling height, floor, access — and approaching precisely the businesses for which this particular warehouse is right.
