Family flat in the Seestadt: from discounted offers to a sale at the desired price

Starting point

A family wanted to sell their three-room flat of around 80 m² in Seestadt Aspern (1220 Vienna) — at a price that worked for them.

Preparation

Professional photos, a check of the documents, publication on the major property portals.

The challenge

There were interested buyers, but the offers came in around 15% below the asking price. For the owners, that was out of the question.

What we changed

1. One viewing day on a Saturday.
2. The invitation stated the price as a fixed price.
3. Each family got its own 20-minute time slot.
4. We spread the invitation in 25 Facebook groups using our own publishing routine.

Outcome

Nine families came to the viewing. We received a purchase offer at the owners’ desired price. The sale was completed.

What we take from it

When portals mainly bring offers with a steep discount, a clear date with a fixed price and scheduled viewings can achieve more than further weeks on the listing.
