What are the three municipalities known for?
Bisamberg and Hagenbrunn lie at the foot of the Bisamberg hill near the Vienna city boundary — Hagenbrunn borders Floridsdorf directly — while Leobendorf is a little further north, beyond Korneuburg. All three are characterised by wine-growing and detached houses; people commute mainly to Floridsdorf and on into Vienna.
Definition: Bisamberg, Leobendorf and Hagenbrunn are residential municipalities of the Weinviertel north of Vienna that differ above all in one respect: two have a station, one does not.

Transport: the Nordwestbahn — and Hagenbrunn without a railway
Bisamberg and Leobendorf lie on the Nordwestbahn, on which the S3 and S4 run between Stockerau and Wien Floridsdorf. According to ÖBB-Fahrplanbild 903 (valid from 7 September 2026), the train takes around 14 minutes from Bisamberg and around 21 minutes from Leobendorf-Burg Kreuzenstein to Floridsdorf. Until the end of October 2027 the S-Bahn trunk line (Stammstrecke) between Praterstern and Hauptbahnhof is closed; during this time trains run as far as Praterstern.
Hagenbrunn is not on any railway line. People who live there travel by bus or car; check the current routes for the specific address with the Verkehrsverbund Ost-Region (VOR), the regional transport association.
Wine-growing and Burg Kreuzenstein
All three municipalities lie in the Weinviertel wine-growing region. The best-known landmark is Burg Kreuzenstein in Leobendorf: built in the 12th century, rebuilt in the 19th century under Count Wilczek and still owned by the family today. It also gives the station its name.
Building and buying — the legal framework
In all three municipalities zoning (Widmung) is governed by the NÖ Raumordnungsgesetz 2014 (Lower Austrian Spatial Planning Act) and the respective zoning plan (Flächenwidmungsplan) — especially important for plots on the edge of the vineyards. Buyers from third countries need approval from the land transfer authority (Grundverkehrsbehörde); EU and EEA citizens are treated the same as Austrians (§ 15 NÖ GVG 2007). Details: Buying property as a foreigner.
Who these municipalities suit — and who they don’t
A good fit for: families looking for a house with a garden among the vineyards and a short journey to Floridsdorf; buyers for whom countryside and quiet matter.
Less suited to: buyers who want to manage without a car and therefore need a railway within walking distance — Bisamberg and Leobendorf offer that, Hagenbrunn does not.
What to check before buying
- Municipality and cadastral municipality — rail connections and infrastructure differ markedly.
- In Hagenbrunn: check the bus connection for the specific address with the VOR.
- Zoning according to the zoning plan (Flächenwidmungsplan), especially on the edge of the vineyards.
- Land transfer rules (Grundverkehr) if you are a third-country national.
- School route — there are primary schools in all three municipalities, in Leobendorf as part of an education campus.
- Condition and year of construction of houses.
