Buying a house in the Vienna suburbs – Korneuburg, Klosterneuburg, Gerasdorf and more
The Vienna suburbs in Lower Austria – including Langenzersdorf, Korneuburg, Klosterneuburg, Gerasdorf, Stockerau, Bisamberg, Leobendorf, Hagenbrunn and Wolkersdorf – offer houses with gardens and good rail and bus links to Vienna. Different law applies here than in Vienna: the Lower Austrian Spatial Planning Act for zoning, a separate building code and the Lower Austrian Land Transfer Act for buyers from non-EU countries. ImmoLöwin knows the region from its own practice, with an office in Langenzersdorf.
Key points
- Region: Korneuburg district (Langenzersdorf, Korneuburg, Bisamberg, Leobendorf, Hagenbrunn, Gerasdorf, Stockerau), Klosterneuburg (Tulln district) and Wolkersdorf (Mistelbach district).
- The main legal difference from Vienna: zoning under the Lower Austrian Spatial Planning Act 2014 – building land, traffic areas, green land; within building land, among others, residential areas (Wohngebiet).
- Buyers from non-EU countries need approval from the land transfer authority in Lower Austria; EU and EEA citizens are treated like Austrians.
- Population according to Statistik Austria (1 January 2026): from 2,447 (Hagenbrunn) to 28,153 (Klosterneuburg).
- Rail: Langenzersdorf, Bisamberg, Korneuburg, Leobendorf and Stockerau are on the Nordwestbahn with the S3 and S4 to Wien Floridsdorf; Klosterneuburg on the S40, Gerasdorf and Wolkersdorf on the S2.
- Prices: Statistik Austria tables by district and municipality on Lower Austria property prices.
Why the Vienna suburbs?
Anyone who cannot find a suitable house with a garden in Vienna, or does not want to pay inner-city prices, often looks to neighbouring Lower Austria. The municipalities north and north-east of Vienna – along the railways towards Korneuburg and Stockerau and towards Gerasdorf and Wolkersdorf – are the classic choice: shorter commutes than from further away, a village feel, but a connection to the city.

What is legally different from Vienna
Lower Austria and Vienna are different federal provinces with their own planning and building law. Three points are particularly relevant when buying a house in the suburbs:
- Zoning under the Lower Austrian Spatial Planning Act 2014: plots are building land, traffic areas or green land; anything that is not building land or a traffic area counts as green land. Within building land there are residential areas – for housing and residents' daily needs, with businesses only if they fit in and cause no undue disturbance. Some municipalities also limit the number of dwellings per plot.
- Lower Austrian Building Code: governs the actual construction – setbacks, heights, permits – separately from zoning.
- Lower Austrian Land Transfer Act 2007: concerns buyers from non-EU countries, not EU and EEA citizens; deadlines and fees are on Selling a house in Vienna and Lower Austria.
What else to check when buying a house – condition, land register, easements – is explained on Buying a house in and around Vienna.
