What Josefstadt stands for
Josefstadt is Vienna’s 8th municipal district — at just under 1.1 km² the smallest in the city. It grew out of the historic suburbs of Altlerchenfeld, Breitenfeld, Josefstadt and Strozzigrund and part of the Alservorstadt, was incorporated into the city in 1850 and has been the 8th district since 1861.
Definition: Josefstadt is Vienna’s smallest district and the one most densely built up with period buildings (Altbau) — theatre, public buildings and residential houses stand close together here, and there are no large green spaces.
The Grätzl of Josefstadt compared
| Grätzl | Character | Transport | Suits |
|---|---|---|---|
| Around the Theater in der Josefstadt | Dense period buildings, restaurants, the cultural centre of the district | Tram 2, bus 13A | Owner-occupiers with an urban lifestyle |
| Piaristenviertel | Piarist church Maria Treu on Jodok-Fink-Platz, quiet residential lanes | Tram 5, bus 13A | Buyers looking for quiet in the centre |

Dense building and little green space — what the figures show
With 22,477 residents per km², Josefstadt is one of the most densely populated districts in Vienna; only 11 % of the area is green space, 56 % is built up. Average living space is nevertheless high at 45 m² per resident — an indication of many larger period flats.
849 of the recorded buildings date from before 1919. The district borders the buffer zone of the UNESCO World Heritage site “Historic Centre of Vienna”; whether a specific address lies in a Schutzzone (protection zone) under § 7 of the Vienna Building Code (Bauordnung für Wien) is shown by the Flächenwidmungsplan (zoning plan) for the plot in question.
Transport — U2, U6 and short distances
Both U-Bahn stations lie on the edge of this small district: the U2 station Rathaus in the east, on the boundary with the Innere Stadt, and the U6 station Josefstädter Straße in the west, on the Gürtel. In between run tram lines 2, 5 and 12, on the edges lines 43 and 44 (Alser Straße) and 46 (Lerchenfelder Straße); bus 13A crosses the district from north to south. Because the district is so small, practically every address is a few minutes’ walk from one of these lines.
Who Josefstadt suits — and who it does not
A good fit for: owner-occupiers who value a central location, short distances and culture — theatre, dining; buyers of period flats with generous floor plans; anyone for whom proximity to the Rathaus, the city centre and the university matters.
Less suitable for: families who need a lot of green space and buyers who expect a parking space or a garden right by the house.
What to check before buying in 1080
- 1. Schutzzone and Flächenwidmungsplan (protection zone and zoning plan) — for the specific address, not across the board for the district.
- 2. Year of construction and tenancy law for buildings with let units — in period buildings the Richtwertmietzins (regulated reference rent) often applies to existing tenancies.
- 3. Floor and lift — a major price factor in dense period buildings.
- 4. Noise at different times of day — especially around the theatre and restaurants.
- 5. Condition of the building, reserve fund (Rücklage) and renovation records for owner-occupied flats.
- 6. Parking space — to be clarified separately in Vienna’s smallest and densest district.
