The Danube, the floodplain and business

Stockerau lies by the Stockerauer Au floodplain forest near the Danube. The Donau-Auen National Park does not include the town; it only begins east of Vienna. For properties near the floodplain, the flood risk according to the official map should be checked.

As the largest town in the district, Stockerau also has space for business and warehousing. What to check with a warehouse — zoning (Widmung), the operating facility permit (Betriebsanlagengenehmigung), tenancy law — is explained in Renting or buying a warehouse.

Building and buying — the legal framework

Zoning (Widmung) — building land (Bauland), green land (Grünland) or business area (Betriebsgebiet) — is governed by the NÖ Raumordnungsgesetz 2014 (Lower Austrian Spatial Planning Act) and the town’s zoning plan (Flächenwidmungsplan). Buyers from third countries need approval from the land transfer authority (Grundverkehrsbehörde); EU and EEA citizens are treated the same as Austrians (§ 15 NÖ GVG 2007). Details: Buying property as a foreigner.

Who Stockerau suits — and who it doesn’t

A good fit for: buyers looking for a self-contained town with schools, shops and a railway; businesses that need commercial or warehouse space on the edge of Vienna.

Less suited to: buyers who want to live very close to the Vienna city boundary — Langenzersdorf, Bisamberg or Gerasdorf are closer.

What to check before buying

  1. Cadastral municipality and route to Stockerau station.
  2. Flood risk for properties near the floodplain.
  3. Zoning according to the zoning plan (Flächenwidmungsplan), especially for commercial and business plots.
  4. Land transfer rules (Grundverkehr) if you are a third-country national.
  5. For commercial properties: check the operating facility permit and tenancy law separately.
  6. Condition and reserve fund (Rücklage) for owner-occupied flats.
