This detached house, built in 1974, stands on leasehold land owned by Klosterneuburg Abbey (Chorherrenstift Klosterneuburg). You buy the building; the land remains the abbey's property. The arithmetic behind it. Comparable building plots in Langenzersdorf are valued at around 506 euros per square metre according to grundstueckspreise.at (2026). For this 657 m² plot that comes to roughly 333,000 euros — more than the price of the house itself. You neither pay nor finance that capital here. Instead you pay the abbey an index-linked ground rent, currently around 735 euros a month; we will show you the abbey's current invoice on request.

Living area and usable area. The living area is 103.16 m². The usable area of 189.94 m² additionally covers the cellar with workshop, two cellar rooms and anteroom (around 42 m²), the cellar garage (around 20 m²) and the finished attic rooms (around 25 m²). The detached garage of around 30 m² comes on top. Under roof you have roughly 220 m². The house. Solid masonry, full cellar, 103 m² of living area on two levels. The house is largely in its original condition and well kept; modernisation is yours to plan as you see fit. The roof has been renovated; it is watertight and the roof space dry. The ground floor holds a living room, two rooms, a separate kitchen, a bathroom, its own WC and an entrance hall. What stays. The workshop and garden equipment on site — tools, fasteners and small parts — stays with the house and is included in the price. Whoever moves in can start working on day one. The cellar also holds a substantial stock of firewood, which stays as well.

Heating is central, with two heat sources: a gas boiler and a solid-fuel boiler. Each season you decide again whether to heat with gas or with wood.
